This is a lovely stone house, basic but habitable at the moment, set in the heart of a hamlet between St Pardoux and Chateauponsac in the Haute Vienne.
The renovation work has been started by the current owners, but there is still work to do and plenty of scope to put your own mark on it. Beams and stonework abound and the work to date has been sympathetic to this very old Limousin house.
On the ground floor there is a kitchen / dining room with a granite and oak fireplace ( 17.50m2), just the place to relax in. The kitchen is basic at best. Also on this floor is the shower room (2,50m2). The Cave / workshop is one side of the kitchen and could be extended into. (25m2)
On the first floor there is a large bedroom (27m2), a living room of 17m2 and small washroom with wc and basin (2m2). Going on up to the next floor there are 2 more bedrooms (14m2 + 19m2). This house is a bit like a Tardis and rambles around in a delightful way.
Some of the walls have been insulated, but stonework still abounds where appropriate. The roof was renewed in 2002 and the property is on mains drainage.
Although this house does not have a garden, it is set in beautiful countryside and there is space at the front for table and chairs. The owner has told me that there are several pieces of garden that are not used by anyone in the village, perhaps for sale.
This is an excellent first project without too much work and will make a wonderful holiday home.
